Options to Buy/Sell Your Property:
" All cash - We provide our own funding, or include other investor's funds, to closing. The net price received for your property will be less than any of the other methods listed here.
" Owner Financing - We buy out your equity by paying you monthly installments, typically after an agreed upon down payment.
" Take over payments - If your property currently has a lien on it we can step into your position and take over the payments. This type of transaction requires that the loan(s) remain in your name; however, your advantage is that this type of transaction can be closed very quickly and usually without any closing costs to you. If you cannot provide any show of equity, this may be the only way to sell your property other than a short sale.
" Wrap around mortgage - This method combines Owner Financing by taking over the payments and wrapping the two together into one monthly payment paid to you.
" Land Contract - Payments are made directly to you, similar to Owner Financing. The ownership of the property is transferred to us after we pay an agreed-upon percentage of the total balance due. We continue to make payments to you until the balance is paid off.
" Lease Option - We will lease your property from you and sublet it to another tenant/buyer with and agreement to eventually cash us both out by and agreed upon end date.
" Straight Option - We contract from you the right to sell your property, "As-Is", and then market your property, at our expense, to find a buyer.

Can’t get a loan?
Today’s real estate market has become even more difficult in trying to obtain a loan or mortgage for a new home.
Whether you’re a first time buyer, looking for a second home or an investor looking to add rental property to your portfolio, your answer could be a Lease Option. Many of our properties do not require bank qualifying and there are no credit checks for loans.
What Is a Lease Option?
Lease Options, also known as *Lease-to-Own purchases, are quickly becoming a terrific option to obtain a home or investment property. Using this method, the buyer (tenant) rents the property they are looking to own, except that you, the buyer, have the exclusive right to purchase the property at a “predetermined” price and under “predetermined” terms.
All aspects of the terms are established and agreed upon in your contract – no surprises!
*Upon your agreement, you place a Security Deposit just as in a rental agreement, plus an option fee, all of which is applied towards the purchase of the property should you decide to exercise this option.
- The purchase price is agreed upon prior to signing and moving in
- Your monthly rental rate is determined and agreed upon
- An agreed upon portion of the rent is applied towards the purchase price
If you should elect to not purchase the property, you are free to go forward without doing so – there is no obligation to buy. If you do decide to purchase, we will then have the obligation to sell.
